Why Hot Air Comes Through Your Sliding Balcony Door (and What Stops It)
Residents moving into a new apartment regularly report the same thing: the sliding balcony door is badly sealed, you can feel air coming through the frame, and the AC seems to run constantly even in auto mode. In one thread the poster could almost fit a finger through the gap when they pressed against the door frame. Air leakage at a sliding door is one of the most common issues we are called out to, and it is almost always fixable once you know where the air is coming in.
Where the air is actually coming in
A sliding door rarely leaks at one spot. Air finds its way through several paths at the same time:
- The brush pile or rubber sweep along the bottom rail, worn flat or packed with grit
- The meeting stiles, where the two panels overlap when the door is closed
- The perimeter gasket where the frame sits against the wall opening
- Sealant that has cracked or pulled away between the frame and the structure
- A frame that was never packed and squared properly during installation
Because the leaks are spread across the whole opening, sealing one spot usually just moves the draught somewhere else.
Why summer makes it obvious
The gap between the cooled indoor air and the outdoor air is at its widest in the Dubai summer, so the same door that felt fine in winter becomes noticeable in June. Humidity matters too: warm outside air creeping in raises the moisture the AC has to remove, which is why residents describe the unit as running without keeping up. The door itself has not changed with the season – the temperature difference has.
Checks you can do before calling anyone
Close the door fully and run your hand slowly around the meeting stiles, the bottom rail and the frame edges. Look at the brush strip along the track: if it is flattened, frayed or missing sections, it is no longer sealing. Check the silicone line where the frame meets the wall for cracks or gaps. Try the door on its rollers – if it does not pull up tightly into the closed position, the panels are not seating against the seals in the first place. Note what you find; it makes the conversation with a technician far more productive.
Fixes that last, and fixes that only hide it
A bead of gap filler sprayed or squeezed into the visible crack looks like a solution and usually is not: it cracks out again with the next season of movement. Lasting repairs work at the cause – replacing worn brush pile and gaskets, re-sealing the frame perimeter with a proper joint, re-packing a frame that was never squared, and adjusting or replacing rollers so the panels close hard against the seals. Where the frame or glass unit itself is faulty, no amount of sealant will save it, and that is best confirmed by inspection rather than guesswork.
When the seal is fine but the door is not
Sometimes the leakage is a symptom of a bigger problem. A door that has dropped on worn rollers will not meet the frame squarely, so no seal can close the gap. A track corroded by sand and grit keeps the panel from travelling fully shut. If your door is also stiff, noisy or the lock no longer lines up, the seal is the least of it – that is a sliding door repair conversation rather than a sealing job, and worn rollers are covered in our guide to rollers and worn tracks.
Frequently Asked Questions
Can I just seal the gap with silicone myself?
You can seal a static joint between frame and wall, and it is worth doing if sealant has failed. Do not rely on sealant on moving parts – the brush pile, gaskets and meeting stiles flex every time the door opens, and surface-applied filler will not hold there.
Will fixing the leak really help the AC?
A door that admits warm, humid outdoor air forces the unit to work against a constant load. Closing those paths properly does not change the AC itself – it simply stops the cooled air from being fought by an open gap.
The apartment is rented – who is responsible for the door?
Seals, rollers and frame issues are usually maintenance items, and most residents raise them with the landlord or building management first. Get the gap documented while you are still within your first months of the tenancy, so the request is on record.
